EICRs: what building managers actually need to know

An Electrical Installation Condition Report records the condition of a fixed electrical installation at a point in time. It is an inspection and test exercise, not a repair visit, and the value sits in the accuracy of what it records.
Findings are coded. C1 indicates danger present and requires immediate action. C2 indicates potentially dangerous conditions. C3 is an improvement recommendation. FI means further investigation is required. An installation is only satisfactory where no C1, C2 or FI items remain.
For occupied buildings, the practical question is how remedial work is phased. Grouping items by area, isolating in short windows and agreeing access in advance usually removes most of the disruption.
Plan inspection intervals into a maintenance calendar rather than treating them as one-off events. It keeps documentation current and spreads remedial cost across the year.
